Developing Efficient Strategies
Leveraging the Burton ESP to generate a more granular view of the utility data, Burton works with our clients to develop efficiency strategies that are designed to reduce operating expense without sacrificing occupant comfort.

Historical and Current Efficiency Review
- Review of the current water and energy management practices across the portfolio and highlight areas (e.g., design decisions/changes, water leak identification practices, LED upgrades, etc.) that drove a reduction in water/energy intensity.
Integration into Sustainability Metrics
- Burton works with our clients to understand how energy/water use is currently integrated into the sustainability framework and recommend specific accomplishments (initiatives, usage reductions, etc.) to be incorporated, which includes quantification of savings of past initiatives.
- Burton also supports the goal setting process to help establish reduction targets that are in line with stakeholder expectations.
Outlier Analysis
- Identification of sites with exceptionally high baselines compared to regional peers.
- Identification of sites with exceptionally high year-over-year increases both in cost and usage.
- Assessment of sites with irrigation meters and where excessive irrigation may be occurring.
- Monthly review of usage and expense for the portfolio, identifying the top 10% of locations with the greatest usage and/or cost increases for each commodity.
Strategy Development
- Creation of a proactive HVAC strategy designed to reduce capital expense and increase unit efficiency. (HVAC case study)
- Development of an LED upgrade strategy for accurate lighting inventory and prioritization of upgrades based on utility rates, incentives, hours of operation, and facility size.
- Identification of sites with irrigation and quantifying potential for weather-based controller upgrades or where it is recommended to remove/add irrigation meters.
- Prioritization of utility incentive programs related to HVAC, refrigeration, or lighting that can be leveraged to offset capital upgrades.
Site Energy and Water Assessments
- To better understand facility operations and identity site-specific efficiency measures, Burton may recommend energy and/or water assessments take place.
- Assessments will identify measures to reduce operating expense as well as provide Burton with a deeper understanding of site-specific energy and water use, which will assist in developing strategies for further reduction opportunities.
