The goal of benchmarking energy intensity within Portfolio Manager is to help our clients better understand energy usage, identify outliers, and then provide a roadmap to reduce usage and expense.

Portfolio Manager

The ENERGY STAR® Portfolio Manager® tool facilitates energy use benchmarking for diverse building types within a secure online platform. With approximately a quarter of the commercial building space in the United States actively engaged in benchmarking via Portfolio Manager®, it is the industry-leading benchmarking tool.

Benchmarking and Certification

Utilizing building-specific data, an ENERGY STAR® score is calculated to assess a building’s energy performance compared to similar nationwide facilities. The scoring system designates 50 as the benchmark for median performance, with higher scores signifying better efficiency.

ENERGY STAR® certified buildings play a crucial role in conserving energy, reducing expenses, and demonstrating a company’s commitment to sustainability. Achieving ENERGY STAR® certification requires a building to attain a score of 75 or greater, meaning that it operates 25% more efficiently than its peers in the same category.

Compared with its peers, an ENERGY STAR certified office building:

  • Consumes 35% less energy.
  • Produces 35% fewer greenhouse gas emissions.
  • Operates at a cost $0.54 lower per square foot.
  • Exhibits higher rental and occupancy rates.

Burton’s unique approach involves leveraging the ENERGY STAR® program to pinpoint opportunities for reducing consumption and expenses across portfolios, resulting in measurable and sustainable savings.

The typical steps involved in execution of the ENERGY STAR® program which have been proven to provide value to clients include:

  • 1. Gathering data to accurately populate ENERGY STAR® Portfolio Manager® tool to calculate individual ENERGY STAR® scores for each building location.
  • 2. Entering the data accurately and consistently to derive true ENERGY STAR® scores.
  • 3. Conducting periodic updates to Portfolio Manager® to re-calculate scores as the score is based upon a rolling 12-month average of utility consumption data.
  • 4. Identifying sites that qualify for ENERGY STAR® certification through a low-cost approach; from site-level visits and verification by a Professional Engineer (PE), to management and oversight of a high-volume certification program.
  • 5. Fully leveraging the marketing benefits of ENERGY STAR®.
  • 6. Expanding beyond ENERGY STAR® into the USGBC’s LEED®certification program.

Burton provides detailed ENERGY STAR® Performance Reporting to our clients. This report is an integrated assessment, tracking, and benchmarking tool that evaluates all aspects of our client’s ENERGY STAR® program. This report tracks and communicates ENERGY STAR® scores and the percent improvement in overall energy intensity on a periodic basis, providing the resulting financial impact of these improvements.
